This plan is versatile and can be constructed on a slab, pier and beam foundation, stilts, or, with minor modifications, on a tiny house trailer.  

Concrete foundation plans are not included, as the design was originally intended for a pier and beam-style tiny home. Most builders outside coastal areas opt for a perimeter concrete block foundation with a crawl space or place it on concrete pads and cinder blocks (the latter is not recommended).

Our cost-to-build estimates are based on rural Texas areas and cover only the structural materials. This includes the subfloor system, interior and exterior walls, ceilings, roof, and exterior sheathing on walls/roof.

Additional considerations such as insulation, interior finishes, flooring, fixtures, cabinets, plumbing, electrical, HVAC, and roofing are not included in these estimates and vary widely from city to city.

Building codes vary across cities, counties, and states, and your project may require additional review by a locally certified engineer. These small house plans are designed for DIY property owners, particularly those living outside Extra-Territorial Jurisdiction (ETJ) areas and building for personal use.
